We acquire Class A and B multifamily rental properties typically built after 1995 and located in U.S. markets with favorable population and job growth. Upon acquisition, we embark upon an amenity improvement and marketing program to increase net operating income and value. Our usual holding period is 7 to 10 years. We utilize Fannie Mae, Freddie Mac or HUD fixed rate financing at a 75% to 80% loan to value. We currently own 1,410 units with a primary focus in the Midwest, Mid-South and Southeast.
